Tenant Disputes on the Rise

New research from Decorus for Sage, spotted in Landlord Today, reveals that more tenancies now end in disputes raised by tenants rather than landlords. This is often due to a lack of clear understanding between both parties regarding their responsibilities. The most common issue? The level of cleanliness expected when tenants move out.

Deposit Disputes Are Decreasing – But Not by Much

While the number of disputes between landlords and tenants over deposits has slightly declined, they remain a significant issue. In 2019-2020, there were 34,993 disputes, down from 35,513 the previous year. Although fewer tenancies end in disputes, thousands still do.

The Top Causes of Disputes

So, what are landlords and tenants arguing about? Cleaning remains the number one issue, accounting for 42% of disputes in 2019-2020, according to The Dispute Service. Property damage follows closely at 41%, while disagreements over redecorating requirements cause 39% of disputes. Gardening and rent arrears also play a role, although rent arrears only account for 14% of disputes—something that could change in the future.
